Safety is everyone’s concern any time of year, but our experience has shown that safety issues change with the seasons and the weather. Attention to some simple details can affect the safety measures of your unit. RPM Rental Solutions is happy to provide you with a few key tenant safety tips.
Safety on the outside
Take a look around the outside of your rental property to get a quick idea where your property may need some attention from a tenant safety standpoint. Overgrown bushes, especially those up against the home, can be a perfect place for unwanted animals and burglars to hide. Cutting back overgrown shrubs and cleaning up the landscape around the property can improve overall curb appeal while discouraging potential unwanted “visitors”, accidents and preventing rodents from setting up house.
Our property management company in Murfreesboro also recommends installing adequate outside lighting as a good measure against potential lurkers. Motion-sensored lights give a timely source of light when coming home in the dark. At a minimum, you can easily add inexpensive solar powered landscape lighting to enhance the appearance of your home while giving it a little extra night time security.
Also, always repair stairways and handrails immediately when needed, and clear rain gutters and drains of leaves and trash so they function properly. Finally, when inspecting the exterior of the property, always check for exposed electrical wires or trip hazards such as raised walkways, roots, or sprinkler heads.
Safety on the inside
When a rental property has a move-out, always rekey the locks. Many places have laws about this and require new locks on rentals before new tenants move in. Always install and frequently replace batteries in your home’s detectors such as smoke, carbon monoxide and radon detectors. A list of all local emergency agencies or neighborhood watch groups can be provided to the tenant at the lease signing as well. When possible, we also recommend that you install a security system. These systems are even more valuable when linked directly to local police and fire departments.
Safety checks and inspections
Maintaining a property is an ongoing process for any landlord. But regular maintenance is always easier and less expensive than big repairs caused from neglect.
