It may still be hot in Middle Tennessee, but the days are rapidly getting shorter and the calendar tells us it will soon officially be fall! Start outside to winterize rental property

The first step we like to take to prepare the outside for winter is to take care of any water-prone areas. If the home has an irrigation system, it’s time to schedule that to be winterized or do it yourself (here are some tips). Remove hoses that can freeze and burst. Check for cracks or holes in the exterior of the home or the driveway that might allow water in and freeze, causing more damage. Make sure there are no openings that might allow animals to enter a crawlspace, the attic, or basement. Do any trees need to be trimmed or gutters need to be cleaned? Is the roof in good condition to keep the home secure this winter?

Go indoors for winter tune-up for rental homes

Now is a great time to check in with tenants to see if everything is going well for them in the home. Also check windows and doors to see if weather stripping or caulking needs attention. Do you need the HVAC system checked? It’s better to take care of any issues before your tenants call with no heat! And now is a good time to make sure the tenant is changing the air filters regularly. If there is a fireplace, is it ready or need a chimney sweep? Do the tenants understand how to use the fireplace or are there restrictions in your lease for its use?
